What Goes Into the Estimate?

Home size is a starting point, not a roof measurement. Garages, porches, unequal floors and complex roof shapes can change the result. Do not climb onto your roof to measure it.

Roof-size assumptions and examples

Estimated roof area = (above-ground living area ÷ equal-sized stories + extra covered footprint) × slope factor. Divide by 100 for roof squares. Then multiply by 1.15 once and apply the installation rate.

Low slope uses 4:12, moderate uses 6:12, steep uses 10:12, and very steep uses 12:12. Not sure uses 4:12 for the low budget and 12:12 for the high budget. These assumptions do not cover flat roofs, every possible slope, or additional steep-roof labor.

Slope factor = √(1 + (pitch ÷ 12)²). At 6:12, a 2,500 sq ft home with two equal floors and 400 sq ft of additional footprint has about 1,845 sq ft of roof. That is 18.4 measured squares, or 21.2 budget squares after the 15% allowance.

These are geometric examples, not observed averages. A measured estimate is needed for split levels, partial upper floors, mixed pitches, complex dormers, flat roofs or roofs outside the example range.

Roof Pricing Questions

How much does BFA charge for an asphalt shingle roof?

BFA's base planning rate is $325-$450 per roof square, including standard installation. Our calculator adds 15% to the replacement budget for waste. A 30-square measured roof therefore has a planning range of $11,212.50-$15,525 before other scope-dependent extras. A square is 100 square feet of roof surface. An inspection and written quote determine the final price.

How much does a standing-seam metal roof cost?

BFA's base planning rate is $600-$1,200 per roof square, including standard installation. With the 15% waste allowance, a 30-square measured roof has a planning range of $20,700-$41,400 before other scope-dependent extras. Panel specification, detailing, pitch, access and decking can change the final quote.

Does this estimate include waste?

Yes. Both replacement budgets include a 15% waste allowance, applied once: measured or estimated roof squares multiplied by 1.15, then multiplied by the base installation rate. The roof itself does not become 15% larger. Actual material waste varies by roof design and product; 15% is a planning allowance, not a guarantee. Do not add waste again to the displayed totals. Repair prices remain $250-$2,000 depending on scope.

What if I do not know my roof's steepness?

Choose Not sure. The calculator shows a wider budget using illustrative roof pitches from 4:12 to 12:12. These are assumptions, not measurements or local averages. Flat roofs, roofs outside that range, split levels, unequal floors and complex roofs need a measured estimate.

Is my home's square footage the same as my roof size?

No. The home-size estimate divides above-ground living area by the number of equal-sized stories, adds any additional covered area you enter, then adjusts for slope. It excludes garages, porches and overhangs unless you add them. Finished basements must not be counted as above-ground living area.

Is this a firm quote?

No. These are BFA planning budgets, not regional averages or binding quotes. Decking repairs, extra tear-off layers, difficult access, steep or complex sections, and specialty details may change the price. Roof pitch adjusts estimated surface area here; any additional steep-roof labor is determined in the written quote.
